When purchasing a home, you are faced with a multitude of decisions! The primary one is whether you are actually prepared to purchase a home. Locating the perfect home is not always an easy task, and obtaining a mortgage loan can be a complex and tiring process. Although, once you have determined that you are ready to move forward with the required effort towards your home-purchasing goal, the rewards are unquestionable.


While at your side each step of the way, we will make the process of purchasing a home easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. We will help you prepare so that sellers perceive you as a preferred buyer, help you locate and assess properties for sale that match your specifications, and help you through the myriad of details attending the actual purchase.


Our Initial Buyer’s Meeting

Before your home search begins, we will need to discuss your mortgage requirements and, if necessary, we can put you in touch with a Mortgage Specialists who can help answer any questions and guide you through arranging your financing.

We will also go over what is   “Agency Relationships” with you and explain the  “Working with a Realtor” brochures for you to sign.  

From here we will sign the Buyer Representation Agreement.

Once a price range/limit has been established, we will discuss all your needs and wants in your new home including location, size etc.  
Once you are comfortable with the location and home type, we will cross reference your requirements with homes in your price range.  From this we can start the search. One of the search options is setting you up on our buyer’s search program.  With this program, you will receive emails of new/amended listings that meet your criteria.  We will also be dedicating our time to your search by reviewing daily listings, prospecting for listings that may suit your needs, pre-inspecting homes, arranging appointments and showing you potential homes.  
During the viewings of potential homes, we will confer with you on all your likes and dislikes to help narrow down future searches.

• To help you determine what you can afford to buy (qualifying the buyer)
• Provide information on all suitable properties and arrange showings as required
• Negotiate on your behalf in order to achieve the best deal on the property you select
• Prepare contract documents and guide you throughout the contractual process
• Locate information on the subject property
• Refer people for financing, appraisal, inspection, and legal  services
• Follow and provide guidance through all the steps toward completion and occupancy
